Stop Playing Real Estate on Hard Mode 🤬

It took me 6 months to get my first deal when I got into real estate (as a mortgage banker). 

6 months of driving from Jacksonville to Amelia Island to sit in a real estate office for 8 hours that rarely had more than a handful of people in it each day.

6 months of making friends with the people in the office and hoping for one of them to tell me they had a client they needed help with.

6 months of wondering what I was even doing and if I should just go back to get a corporate job again.

And not all 6 month stretches are equal. This was a looooonnnng 6 months...

You see, most people (myself included) approach real estate as an effort game. 

We think eventually we'll get lucky if we just work hard enough. 

Eventually, you will get some traction. But I can tell you (first hand) this approach almost always leads to a lot of frustration and burnout.


A Better Way to Play the Real Estate Game 🃏

Here's what nobody tells you when you're starting out: Real estate isn't a game of luck. It's a game of strategy.

And the first rule of business strategy is this: Stop trying to be everything to everyone.

Think about it. When you work with random clients in random areas with random needs, every transaction is a brand new puzzle.

You're constantly googling school districts, researching neighborhoods, learning new financing programs, figuring out different inspection issues.

You never build momentum.

But when you have strategic focus? Everything changes.

Looking back, if someone had pulled me aside as I was getting started in Fernandina and said "you're going to be in a market that's got a lot of people buying winter homes and I want you to focus on learning everything about second home financing. Become the vacation property expert for this market," I would have cut months off of getting my first deal.

Starting out with a clear strategy would have shifted the game from hard mode to easy mode.

 

Why This Shift Changes Everything 🤯

When you have strategic focus, three things happen:

1️⃣ First, you stop wasting energy.

No more driving all over town for showings that go nowhere. No more learning new areas from scratch. No more trying to be an expert on everything from lots to starter condos to luxury estates.

Your energy goes toward deepening expertise, not spreading yourself thin.

2️⃣ Second, you attract better clients.

When you're known for something specific, the right clients find you. They come pre-sold on your expertise. They trust your guidance. They're ready to move because they sought out a specialist, not a generalist.

These aren't tire-kickers. They're motivated people who need exactly what you offer.

3️⃣ Third, you build compound momentum.

Every transaction makes you better at the next one. Every client becomes a case study. Every challenge becomes expertise. Every success becomes a testimonial.

Knowledge compounds. Relationships compound. Reputation compounds.

While everyone else is starting over with each deal, you're building on what came before.

 

✅ The Bottom Line: Pick Your Game

Right now, you might be thinking "But I need every deal I can get."

I get it. When you're starting out (or struggling), it feels like you can't afford to say no to anyone.

But here's the thing: You can't afford NOT to focus.

Just think of the sleepless nights, unnecessary arguments with your significant other, and wasted hours chasing clients who don't follow through. 

These are the hard to measure costs of winging it. 

They might not have a price tag you can easily see, but the costs are very real and the price is very high.

It's time to stop hoping for good luck and start playing with good strategy.

As soon as you realize and accept this, the game goes from frustrating to fun.
