Why your market stats posts get ignored (and how to fix them!)

market stats marketing strategy realtor marketing social media Sep 14, 2025

You know the routine.

The monthly market stats drop.

You screenshot the MLS dashboard and drop it into the Canva template you've been using since 2019, add the caption "Here's the latest market update! Call me if you're thinking of buying or selling! 🏑", and post.

Then... crickets.

Sure, you might get a few likes from other agents. Maybe your mom comments "Great info!" But your actual clients? They scroll right past.

Here's the brutal truth: Everyone knows market stats are valuable. But making them actually valuable? That takes work. And thinking. And time you feel like you don't have.

So you keep posting screenshots and hoping something sticks.

Meanwhile, your clients are drowning in numbers they don't understand.

Days on market. Months of inventory. Median price changes. It all becomes noise...

Don't worry, you're not alone in this. Most agents are doing the exact same thing. Which is exactly why it doesn't work.

Numbers Without Context Are Noise πŸ™‰

Think about it from your client's perspective.

They see "4.2 months of inventory" and have no idea if that's good or bad. They read "median days on market: 67" and wonder what that means for their timeline. They notice prices are up 3% year-over-year and can't figure out if they should buy now or wait.

Without context, data becomes confusion.

And confused people don't take action. They wait. They hesitate. They work with someone else who makes things clear.

Sound familiar?

The worst part? When you just dump data without explanation, you're training clients to see you as a messenger, not an expert.

Anyone can screenshot the MLS dashboard. What makes you different?

Here's What Your Clients Actually Need 😲

Your clients don't need more numbers. They need you to translate those numbers into answers for their specific situation.

Let me show you what this looks like with a real example.

Right now in Northeast Florida, we have about 10,000 homes for sale. Most agents would post that number and move on.

But here's how you connect the dots:

1. Start with context: "We have 10,000 homes for sale today. Back in 2021, we had just a few thousand. That's roughly a 3x increase in options for buyers."

2. Explain what it means: "This shift means buyers finally have breathing room. You can take a weekend to think about an offer without the house disappearing (most of the time). Also, you can negotiate things like repairs and closing cost credits, something that was impossible three years ago."

3. Address the fear: "Now, some people worry more inventory means prices will crash - I've seen those videos on YouTube, too. But here's the truth: prices are stabilizing, not collapsing. We're returning to a normal market where both buyers and sellers can win."

4. Make it specific: "For sellers, this means pricing strategy matters more than ever. The days of naming your price and waiting for multiple offers are over. But priced right, homes are still selling in 30 to 45 days."

5. Offer specific help: "In fact, I just helped a client negotiate $10,000 in credits and a new AC unit the home they're buying. If you'd like to learn how to get these results for yourself, DM me."

Feel the difference?

One approach leaves people confused. The other gives them clarity and confidence to move forward.

Why This Matters More Than Ever 😳

Markets are shifting. Complexity is increasing. Your clients are bombarded with conflicting information from news, social media, and their cousin who "knows real estate."

They're not looking for more noise. They're looking for a trusted guide who can make sense of it all.

When you translate instead of transmit, something powerful happens.

Clients start seeing you as the expert. They share your insights with friends. They come to you with questions. They trust your guidance when it's time to make a move.

Plus, you stand out from the sea of agents all posting the same screenshots.

Start Small, Start Today πŸ‘‡

You don't need to become a market analyst overnight.

Start with this week's challenge:
Take one stat from your MLS. Just one. Maybe it's the inventory number. Maybe it's average days on market. Whatever feels most relevant to your clients right now.

Now spend 10 minutes thinking through:

  • What's the comparison point? (Last month? Last year? Pre-pandemic?)
  • What does this mean for buyers?
  • What does this mean for sellers?
  • What's the fear or misconception you need to address?

Write it up in plain English. No jargon. Explain it like you're talking to a your 10-year-old.

Post that instead of the screenshot.

Watch what happens.

The Compound Effect of Clarity πŸ“ˆ

Here's what most agents miss: Every time you translate data into insight, you build trust. Every clear explanation becomes a deposit in your credibility bank.

Your clients start to see patterns. They understand the market better. They feel more confident about their decisions.

Most importantly, they see you as a trustworthy guide that can help them navigate the confusing real estate market.

And confident clients close deals.

They also refer friends. Because when someone asks about the market, they don't just say "call my agent." They say "call my agent, they actually explain what's happening in a way that makes sense."

βœ… Bottom line: The market will always be changing. Data is more available than ever. But the agents who can translate complexity into clarity? They'll be the one's who help the most people.

Stop being a data delivery service. Start being the translator your clients desperately need.

While that's easy to say, I know it's difficult to get started doing all this. It's also a lot to keep up with everything that's changing.

If you'd like help becoming a market translator, joining Market Insiders (my market coaching membership) could be the right move. I've got a few spots left before we close the doors for the rest of the year and prices go up. Click here to see if it's a good fit before it's too late.

Your clients are waiting for clarity. Let's go give it to them. πŸš€

Realtors: want to be confident discussing the market?Β πŸš€

If you're like so many of the Realtors I meet, you know understanding the local market is one of the most important things you can do as a real estate agent.

Everyone asks "how's the market?" when you meet them and the way you respond either opens a door of opportunity or shuts it.

Most Realtors have the stats but don't know what to do with them. There's so much going on that it gets confusing quickly.

Β If this sounds like you, My Market Insiders coaching could be just what you need. It's part local market updates, part business strategy so that you can be clear about exactly what's happening in the market and how to use that expertise to attract your ideal clients.
