What are home prices in Florida right now? π€
If you were to ask 100 random people around town if they thought real estate was expensive in their local area, I expect at least 80 would say yes.
In fact, I bet you've looked at property lately and thought to yourself that you were surprised it cost so much.
But how true is that?
Most locals only ever look at houses in their area and can get caught with blinders to outside markets on.
If you look beyond your local market at other places across the state, you might come out with a different opinion of what's expensive and what's affordable.
Let's take a look at how the metro areas of Florida differ in price...

Interestingly, Florida only has two metro areas with median prices above the U.S. median price of $453,300: Naples & Miami.
In fact, the median home price in Florida is 16% lower than the median price in America (which just hit a record high).
Let that sink in for a moment.
Do home prices feel a bit less expensive compared to the rest of the country when we look at it this way?
The bottom line π‘
To have full context, you've got to get outside your local market.
A lot of Realtors only pay attention to real estate nearby and it can lead to distorted views on the market.
What's expensive and affordable is always relative.
People looking to move to Florida from other states or countries could easily look at our home prices and think they're cheap.
Shoot, people are moving around within Florida to take advantage of lower prices. Just look at the stats in Lakeland...
We have to leave our judgement out of it and be open to a variety of outcomes.
On top of this, in 5 years, the real estate prices of today will look cheap in most areas.
They're not printing any less money and over time prices tend to rise.
